Who called us: a contractor remodeling a mansion in a gated Fairbanks Ranch community, Rancho Santa Fe.
The situation
A contractor was running a whole-home remodel on a mansion in Fairbanks Ranch, one of San Diego County’s gated luxury communities. The first phase was a full kitchen demolition, a roughly 700-square-foot kitchen with a center island and wall-to-wall granite counters. On a property like this, two things can go wrong that have nothing to do with hauling debris: an overloaded dumpster that cannot be carried safely or legally, and a scratched or cracked driveway that becomes a homeowner complaint the contractor has to answer for.
What we did
When the contractor’s 20-yard filled with granite, we could tell from the lift it was running heavy, an estimated eight tons. Rather than bring another 20 and risk overloading it, we swapped in a right-sized 13-yard hooklift dumpster so the heavy material stayed within safe, legal limits. Before setting it down, we laid plywood across the driveway, something we do on every nice property without being asked, so the dumpster never touches the finished surface. Then we placed it precisely where the crew wanted it, doors facing the way they needed to load, inching our two-axle hooklift truck into position on a tight approach.
The outcome
The contractor got the right dumpster for a heavy load, placed exactly where the crew needed it, on a driveway we left untouched. No overload, no property damage, and no callback from the homeowner. With roughly five loads expected across the remodel, we set up the account to keep swapping clean, right-sized dumpsters through the rest of the job.
Why contractors on high-end jobs call us
On a luxury remodel, the debris is the easy part. What sets the job apart is protecting the contractor’s relationship with a demanding homeowner. We bring plywood so the driveway stays perfect, right-size every load so nothing gets overloaded, and place the dumpster precisely on tight, high-end properties. Veteran and family-owned, licensed C-61/D-63, and insured across San Diego County.
